For estate and lettings agents

More valuations, more instructions, fewer missed enquiries

In property, the money is made at the valuation. The portals bring buyers, but vendors and landlords choose an agent after a few conversations, often with three agents in the same week. We build the websites, ads and follow-up that put you in that first conversation and keep you there.

A single sales instruction in London can often be worth £5,000 to £15,000 or more in fees, and a fully managed let can bring in fees every month for years.

What your customers search for

  • “estate agents near me”
  • “free house valuation london”
  • “how much is my house worth”
  • “lettings agent for landlords london”
  • “property management company london”
  • “buying agent london”

Why it's hard to win customers online

The portals own the buyer, not the vendor

Rightmove and Zoopla generate applicants, but vendors pick an agent on valuation, local profile and how quickly someone gets back to them. Most agents spend heavily on the portals and very little on reaching homeowners before they decide to sell.

Instant valuation leads go cold

Online valuation tools collect a postcode and an email, then the lead sits in the CRM. Homeowners who use them are early in the process and drift away if nobody follows up with something more useful than an automated price range.

Evening and weekend enquiries wait until Monday

Vendors and landlords browse after work. A valuation request sent at 9pm on a Saturday often waits until Monday morning, by which time another agent has already booked the appointment.

Advertising rules we work within

Property advertising is covered by consumer protection law and the CAP Code, and National Trading Standards guidance sets out the material information, such as price, tenure and council tax band, that listings should include. Lettings agents must also publish their fees prominently, including on their website, and the Tenant Fees Act limits what tenants can be charged. We build pages and ads with these requirements in mind, and you keep the final say on anything that needs legal sign-off.

How we help estate and lettings agents

Web design

Estate agent websites built to win valuations

Buyers browse your stock on the portals, so your own site has a different job: convincing a homeowner you are the right agent to sell or let their property. We build fast sites around valuation requests, local area pages and clear fee information, linked to your property feed where your software allows it.

Google Ads management

Google Ads that reach homeowners before they choose an agent

Someone searching for estate agents in Balham, or how much their house is worth, is usually weeks away from instructing. We run Google Ads around valuation and landlord intent rather than buyer searches the portals already win. Ad spend is paid directly to Google, so you see where every pound goes.

Facebook and Instagram advertising

Meta ads that make your name familiar before the board goes up

Homeowners rarely look for an agent until they are ready, but they are on Instagram and Facebook every day. Meta ads let you show recent sales, local knowledge and your team to households in your area over months, so your name is the one they remember when they decide to move.

AI lead follow-up

Every valuation request answered in minutes, including on Sundays

The first agent to speak to a vendor usually gets the first valuation slot. Our AI replies to website, portal and ad enquiries within minutes, asks the questions your team would ask and books the valuation into your diary. Anything it should not handle, such as a fee negotiation, is passed straight to a person.

Questions

Will this replace Rightmove or Zoopla?

No. The portals are still where buyers and tenants search. Our work is aimed at the other side of the market: winning valuations and instructions from vendors and landlords, which the portals do much less to help with.

Can the AI follow-up work with our CRM?

Most agency CRMs can receive leads by email or through an integration. We check what your system supports during setup and route enquiries in the way that fits. AI follow-up starts at £249 a month plus a £495 setup fee.

We have several branches. Can campaigns be split by office?

Yes. Each branch can have its own areas, budget and reporting, so you can see which offices are winning instructions and move spend accordingly.

What does a full campaign cost?

Our Growth plan covers Google and Meta ads, landing pages and AI follow-up for £995 a month. Ad spend is on top and paid directly to Google and Meta. Website builds are quoted separately once we understand what you need.
